cost. but escrow fee will varies among escrow company. I would assume that

title insurance的话,这也太高了.是PMI的话,也不应该算closing cost,有没有PMI跟
你做不做refi关系不大(最多就是refi要求LTV75%才能免PMI,而买房是80%).
如果你的PMI是因为LTV低于80%但是高于75%引发的,那么要么不做refi,要么贴点
downpay把LTV做到75%再refi. |

But if your LTV is 60 or less, you should get 3.625%.
From my experience, BOA is usally very slow on processing. If both lenders
provide you the same rate with same conditions, choose broker rather than
BOA.

In CA today, loan amount 500K, LTV75%, FICO 740+, H1B, 3.5% for 30 fix no
cost
if LTV is 80%, 3.625% for 30 yrs fix no cost.
How long can you refinance will depend on the lender you choose. Most
lenders now have 6 months restriction time. Assuming the rate is same after
6 months, all your lost will be the 0.125% * your loan amount /12 * 6months
, which means only 6 months interests for 0.125% difference.

less, you can get 3.125% for conforming on 5/1 ARM and 3.25% for 7/1 ARM.
But for superconforming, 5/1 is 3.25% for LTV75% but 7/1 is about 4.125%

People used to choose 5/7 yrs ARM before due to the rate is a lot better for
5/7 yrs ARM. 5/7 arm used to be as low as 2.25%-2.5%. But lately rate has
jumped up a lot and 5/7/10 yrs ARM didn't have BIG significant different.
ie, for same conditions today, 3.25% is 5 yrs ARM, 3.375% is 7 yrs ARM and
3.625% is 10 yrs ARM.
Assuming your loan amount is 400K/LTV75%/FICO 740+
10yrs ARM monthly mortgage will be around $80 more than the 5yrs ARM, and $
56 more than 7yrs ARM. |
